We have noticed recently that many of our investor clients don't utilise the full range of services their Property Managers can offer. So, we have put together a list of things your Property Manager can do to make your life easier:
Collect rent and reconcile rental period
Renew tenancy lease agreements and review rate
Pay council and water rates (you can have these sent directly to your property manager)
Claim excess water usage back from your tenants if your property is water complaint
Smoke alarm inspections
Perform regular property inspections and provide condition reports
Advertise and market the premises, select tenants and organise the lease (when looking for new tenants)
Contact tradespeople to organise and make repairs when necessary. Your property manager can then pay for these repairs from the rental income
Pay Insurance premiums (you can organsie these and send to your property manager to pay if you prefer)
Provide income and expenditure statements monthly and annually (making tax time a lot easier for you)
The more they do for you, the less time you spend trying to ‘manage’ your investment. Speaking to your Property Manager is the best way to get on the same page, they can involve you as much or as little as you want, and if you find a great Property Manager hang on to them. They can be hard to come by.
